Moisture Control

What Is Crawl Space Encapsulation?

Encapsulation is a full moisture-control system for homes where moisture and air movement need to be handled together. Because much of the air in your home rises up from the crawl space, damp or musty air down there can end up in your living space — so sealing it off matters. Encapsulation covers the crawl space floor, foundation walls, seams, vents, and the gaps where pipes and wires pass through with a durable liner — then adds drainage correction, air sealing, insulation, or humidity control when the inspection shows those pieces are needed.

Simple way to think about it: a vapor barrier helps cover exposed soil. Encapsulation is broader protection for the floor, walls, air leaks, vents, and humidity — the right call when those are part of the problem.

Why It Matters

What a Sealed Crawl Space Means for Your Home

Seal out the moisture and damp air, and the space under your house becomes a cleaner, drier, healthier part of your home.

Control Moisture at the Source

Manages moisture from soil, foundation walls, seams, vents, and openings — not just the floor.

Healthier Indoor Air

Reducing crawl space air leaks helps cut musty odors and the damp air that can drift up into living spaces.

More Comfort, Less Waste

A sealed, insulated crawl space helps steady humidity and can ease drafts, cold floors, and HVAC strain.

Protect Framing & Value

After repairs, a sealed space helps reduce future moisture around beams and joists — protecting your investment.

Warning Signs

Signs You May Need Crawl Space Encapsulation

These usually point to more than exposed soil or old plastic — they can mean moisture, air movement, insulation, vents, walls, or wood conditions need to be evaluated together.

Walls & Vents

Wet Walls, Open Vents, or Repeat Dampness

When moisture comes through walls, vents, or seams, floor plastic alone may not control it.

Humidity

Condensation or Damp Insulation

Wet ducts, sweating pipes, or falling insulation point to humidity and air-sealing issues.

Air Movement

Drafts, Gaps, or Crawl Space Air Leaks

If crawl space air is reaching the home, sealing the vents and open gaps may be part of the fix.

Wood Conditions

Mold, Staining, or Wood Decay

Moisture can feed fungus and decay. A good inspection separates moisture control from structural repair.

Odors

Persistent Musty Smell Inside the Home

Odors that return after rain or HVAC use may mean humid air is moving up into the home.

Entry Points

Pest Activity With Damp Soil or Open Gaps

Damp crawl spaces and open gaps invite pests. The moisture source still needs to be found.

Important: standing water, drainage problems, damaged wood, or active mold should be addressed before a crawl space is sealed. Encapsulation should protect a corrected space — never hide a problem.

How It Works

Our Encapsulation Process

Great results start with a proper diagnosis. We look at how water gets in, the drainage, the wood, the insulation, and how air moves — before anything is sealed.

1

Diagnose Water & Air Paths

We inspect moisture levels, where water gets in, drainage, vents, walls, insulation, framing, support posts, and how easy the space is to reach.

2

Correct Before Sealing

Debris removal, damaged insulation, drainage correction, checking how the ground slopes, or wood repair — handled first.

3

Seal the System

We install the moisture-control system your home needs: floor liner, wall coverage, seams, vents, air sealing, insulation.

4

Review Photos & Details

We verify the work, review photos with you, and explain maintenance, humidity options, and warranty before we close out.

Choose the Right System

Encapsulation vs. Vapor Barrier

The decision most homeowners need help with: is the problem mainly exposed soil, or does the crawl space need a sealed floor-and-wall system?

Basic Vapor Barrier

Best for Exposed Soil & Light Ground Moisture

Covers crawl space soil to reduce moisture rising from exposed dirt. A good fit when the space is otherwise dry, sound, and free of wall moisture or repeated humidity.

  • Lower cost
  • Often floor-only coverage
  • Good for minor ground moisture
  • Suitable for most Northern California homes
  • Not enough for active water or high humidity
Full Encapsulation

Best for a Sealed Moisture-Control System

Seals the floor, walls, seams, vents, and the gaps where pipes and wires pass through — often with insulation or humidity control. The broader solution when air, condensation, wall moisture, or humidity are part of the problem.

  • More complete protection
  • Floor and wall coverage
  • Helps control air movement and humidity
  • Should not hide unresolved drainage or wood damage
Our recommendation promise: if a basic vapor barrier is enough, we’ll tell you. If the crawl space needs drainage, wood repair, insulation, or full encapsulation, we explain why with photos and clear options.

Rick and Andrew, were great during while looking at my foundation issues. They recommended a solution that fits my 1950's house, rather than suggesting a complete overhaul. I haven't made my final decision yet, but I would feel comfortable going with Pinnacle based on my experience with Rick and Andrew.

I had some cracks in my foundation that I was concerned about. They came out and took measurements. I 100% recommend this company because they were actually honest. (Another company skewed measurements and pressured me to commit, they called and emailed a half dozen times within a day of coming out). If you need or don’t need repairs, they’ll kick it to you straight with no bs. Highly recommend.

I contacted Jim Lopez of Pinnacle Home Services after receiving a home inspection report that the little 100-year old 2 bed/1 bath farmhouse I was buying had foundation & related issues. He was very prompt in responding and following up with an appointment for a quote. (We liked them so much, they also handled our subterranean termite mitigation.) He came to see my Colusa home pretty fast (within a week or so). He was very kind and personable and offered a quick turn around on a comprehensive quote for services complete with options for installment payments upon major milestones in the project which would take ~45-60 days, as permitting was required and we would be at the mercy of the City of Colusa (who actually moved things along nicely). There were many issues with the foundation & surrounding area, including: 1) previous excessive moisture conditions in the substructure with water entering from the outside; 2) hair line cracks in interior wall plaster;3) sloping floors throughout the house; 4) displaced girder system & pier/post support structure systems (caused by long-term settling, excessive water intrusion into subarea, under-sized footers supporting the pier/post, and lack of seismic hardware [plus the main girders were also undersized]); 5) exterior stem & basement stem walls in substandard condition with settling and deterioration to the stem walls; 6) cracking/deterioration to the concrete stem walls & basement walls; and 7) foundation spalling in several areas. Jim put together an agreement to: 1) install a new Girder system and support posts mounted on footers in between the existing stem wall foundation and girder systems to relieve pressure from the perimeter stem wall and failing girder systems; 2) install support post with seismic hardware; & 3) install Simson Crack-Pac® to stem wall cracks to basement walls. (All while working around existing [or moving or rerouting] plumbing and HVAC ducting.) The price quote was fair so we contracted with Jim, who started the project within a couple of weeks of executing the agreement. For us, it was a significant investment, but knew that having the foundation stabilized was going to be vital to long-term value (and our peace of mind). The project went pretty perfectly. Jim was so good at assessing the details of the work, there were no major changes or deviations from the plan. We started early to mid-February and the project, including follow up inspections, concluded the first week of April - so ~45-60 days all said and done. Communication was excellent and they were very reliable and timely. The work was nicely executed and we never worried that the house was going to fall in on itself (particularly during earthquakes in neighboring areas). Fast forward a year and we decided to sell the home and a foundational pier/post concern came up on the buyer’s inspection report. I called Jim to ask if he would come out and take a look at their concern. Not only did Jim remember me and treat me with unbelievable kindness, he expedited the no-cost follow-up / fix and ensured the house sale didn’t get held up or renegotiated. I cannot recommend Jim Lopez & Pinnacle Home Services enough! They are wonderful humans with high integrity - and offer such an incredible, unique service for homeowners. In fact, my realtor called me for a referral for another home in Colusa recently and I was so pleased to refer them. This is a 5-star company ⭐️⭐️⭐️⭐️⭐️! Call them for a quote - you will definitely be glad you did!

A+ service plus 5 star foundation knowledge! Jim and his team understand foundation issues better than any company I've worked with and how to fix problems the first time without unnecessary repairs. Our foundation issue was repaired on time within 2 weeks of his first visit exactly as quoted with no issues. They use state of the art leveling technology to better understand and repair foundations. I highly recommend them!

Omg. We’ve spent the last five years trying to resolve high humidity levels in our crawlspace. We bought the house in 2017 and a year later I became very sick and a year later we identified toxic mold as the source of my illness. We spent thousands of dollars in remediation and thousands more trying to fix humidity issue. Humidity levels were consistently in 80% to 90% range. There was no obvious source of moisture intrusion. We had multiple crawlspace experts evaluate the space and none of their recommended fixes solved the problem. We were hours short of signing a full encapsulation contract and decided to have Pinnacle come give us their opinion. They identified the problem immediately! The previous owner’s home improvements had eliminated four crawlspace vents. We hired Pinnacle to add four vents and the humidity problem was resolved immediately!! Everyone we worked with at the company was friendly, professional, timely, and the cost was a fraction of full encapsulation!! So happy and highly recommend and trust them!! Only wish we hired them five years ago!!

Excellent experience with Jim at Pinnacle Home Services. A client of ours had some questions regarding foundation findings on a home inspection. Jim was super quick to respond and share his expertise over the phone and email. He also offered a comprehensive foundation assessment for a very reasonable fee. Thanks again, Jim!

Homeowner Questions

Crawl Space Encapsulation FAQ

What is crawl space encapsulation?
Encapsulation is a full moisture-control system that seals the crawl space floor, foundation walls, seams, vents, and the gaps where pipes and wires pass through with a durable liner. Depending on the home, it may also include drainage correction, insulation, air sealing, or humidity control.
How do I know if I need encapsulation or a vapor barrier?
You shouldn’t have to decide before an inspection. A vapor barrier may be enough when the main issue is exposed dirt or light ground moisture. Full encapsulation may be appropriate when wall moisture, repeated humidity, air leaks, condensation, insulation issues, or recurring odors are part of the problem.
Will encapsulation help with musty smells?
It can help when the odor is coming from crawl space humidity, exposed soil, or crawl space air moving into the home. The source of moisture and air movement still needs to be identified first.
Can encapsulation fix standing water under my house?
Standing water should be addressed before encapsulation is installed. We check drainage, how the ground slopes, and where water gets in first, because sealing over active water can hide the real problem.
How much does crawl space encapsulation cost?
Cost depends on crawl space size, access, cleanup, drainage needs, wall coverage, seam details, insulation, humidity control, and whether wood repair is needed. Our free inspection gives you the correct scope before you decide.
Is encapsulation always the best option?
No. It’s best when the crawl space needs system-level moisture and air control. Some homes need a vapor barrier, drainage correction, wood repair, or insulation instead. We recommend the level of work your home actually needs.
Do you offer free inspections?
Yes. We inspect the crawl space, take photos, explain what we find, and provide clear options before recommending any work.
Can you inspect if another company already gave me a quote?
Yes. If you’ve already received a recommendation for full encapsulation, we can give you a second look and explain whether the proposed work matches the actual crawl space conditions.
