The Likely Cause: A Failing Chimney Footing

The root cause of a leaning chimney is almost always differential settlement. Here’s why it happens:

In most homes, the main house is built on a large, continuous foundation. The chimney, however, is often built on its own separate, independent concrete footing.

This small, shallow footing sits in the same unstable, expansive clay soil as the rest of your home. As this soil shrinks and swells with the Sacramento seasons, this isolated chimney footing can sink and settle at a completely different rate than the main house foundation.

As the chimney’s footing sinks, the entire, rigid chimney structure, which can weigh many tons, begins to tilt in slow motion. The separation you see is the chimney falling away from the stable house structure.

Is It Always a Foundation Problem?

While a failing footing is the cause in the majority of cases, there are a few other possibilities for minor issues:

  • Minor Weathering: Small, hairline cracks in the mortar or flaking on the brick surface (spalling) can be caused by simple age and exposure to rain and sun.
  • High Humidity: Moisture changes can cause slight, seasonal swelling and shrinking.
  • Rotted Framing: In rare cases, the gap you see might be from the house pulling away from the chimney due to a rotted sill plate or rim joist right where the two structures meet.

How to Tell the Difference

It’s very easy to tell a minor issue from a major one. If you can fit your fingers, or your entire hand, into the gap between your house and your chimney, you have a serious foundation settlement problem.

You can also look for other related signs of settlement, such as sloping floors inside near the fireplace or cracks in the drywall around the fireplace opening.

Our Solution: Don’t Just Caulk the Gap!

A common mistake is to try and “fix” the problem by stuffing caulk or spray foam into the gap. This is a complete waste of money and does nothing to solve the root problem. You are just hiding the evidence while the 20-ton chimney continues to tilt and sink.

The only permanent solution is to stabilize the chimney’s foundation.

Our solution is to underpin the chimney footing with helical piers. Helical piers are the perfect tool for this job. They are like giant steel screws that can be installed in tight spaces with minimal disruption.

  • We mechanically screw the helical piers deep into the ground next to the chimney footing, completely bypassing the unstable soil.
  • Once the piers are anchored in solid, load-bearing strata, a steel bracket is attached.
  • We then use hydraulic pressure to transfer the entire weight of the chimney onto the new, permanent steel piers.
  • This permanently stops all future sinking and settling. In many cases, we can then gently lift the chimney back toward its original, more vertical position, closing the gap and securing your home.

When the foundation is stable and level, the stress on your home’s chimney is relieved. The cracks will stop growing, allowing you to patch them with confidence, knowing the repair will last.

Omg. We’ve spent the last five years trying to resolve high humidity levels in our crawlspace.
