Moisture Control

What Is a Crawl Space Vapor Barrier?

A vapor barrier is a durable liner installed over exposed soil to reduce ground moisture from rising into your crawl space. Because much of the air in your home rises up from the crawl space, damp soil below can turn into humid, musty air in your living space — so controlling it at the source matters. For many Sacramento raised-foundation homes, it’s the right-sized fix when the main issue is bare dirt or light ground moisture.

Simple way to think about it: a vapor barrier covers the dirt and controls ground moisture. Encapsulation is the broader system for walls, air leaks, and humidity. The inspection tells you which one your home actually needs.

Choose the Right Material

Vapor Barrier Options

The right liner depends on how easy the space is to reach, the soil condition, the moisture level, and how often the space gets used. We recommend the thickness your home actually needs. (“Mil” just means how thick the plastic is — the higher the number, the thicker and tougher the liner.)

Reinforced 10-Mil Barrier

A durable liner for crawl spaces where inspections, rough soil, or debris make puncture resistance matter.

  • Better tear and puncture resistance
  • Good for moderate access
  • Handles support posts and uneven soil
  • Our recommended standard for most homes

20-Mil Liner or Encapsulation

A heavy-duty liner or full encapsulation may fit when moisture, humidity, or air leakage are ongoing concerns.

  • Strongest liner for tough crawl spaces
  • May include wall coverage or seam detailing
  • Should not cover active water or wood damage
  • We explain when it's needed and when it's not

Warning Signs

Signs That May Point to a Vapor Barrier

Common crawl space moisture clues homeowners notice first. A vapor barrier may be the answer — but drainage, wood repair, or encapsulation should be ruled out first.

Ground Moisture

Bare Dirt Under the House

Exposed soil releases moisture vapor and raises humidity under your home.

Old Liner

Torn or Missing Vapor Barrier

Ripped, shifted, or thin plastic leaves damp soil exposed and lets moisture back in.

After Rain

Wet Soil or Standing Water

Muddy areas or puddles may point to ground moisture, poor drainage, or water entry.

Odor Clue

Musty Odors in the Home

Damp crawl space air moves upward and carries stale, musty smells into living areas.

Humidity Clue

Condensation on Pipes or Ducts

Water droplets on cold metal often mean crawl space humidity is too high.

Wood Concern

Mold, Mildew, or Wood Staining

Moisture can feed fungal growth, dark staining, and early wood decay on joists.

Important: these are real moisture warning signs, but they don’t prove the same fix for every home. Standing water, drainage problems, or damaged wood may need a different solution first.

Homeowner Benefits

What a Dry Crawl Space Means for Your Home

Stop the moisture at the soil, and the whole space gets cleaner, drier, and easier to live above.

Reduce Ground Moisture

Covers exposed soil and helps reduce the moisture vapor that rises into the crawl space.

Protect Beams & Joists

Lower moisture reduces conditions that contribute to wood rot, fungus, and framing damage.

Help With Musty Odors

When the smell is tied to damp soil, reducing ground moisture can help the home feel fresher.

Cleaner Access

A clean liner makes the crawl space easier to access, monitor, and maintain afterward.

How It Works

Our Vapor Barrier Installation Process

The right installation starts with the source of moisture — not a one-size-fits-all recommendation.

1

Find Where the Moisture Comes From

We check the bare soil, where water gets in, drainage, how the ground slopes, insulation, vents, framing, support posts, and how easy the space is to reach.

2

Prepare the Crawl Space

Debris removal, soil leveling, damaged insulation removal, drainage correction, or wood repair — handled first.

3

Install the Vapor Barrier

We lay the right liner over the bare soil, overlap and seal where the sheets meet, and fit it neatly around posts and walls.

4

Review Photos & Options

We double-check the work, go through the photos with you, and point out anything else worth keeping an eye on, like drainage or wood repair.

Choose the Right System

Vapor Barrier vs. Encapsulation

They’re not the same thing. One focuses on exposed soil and ground moisture. The other is a broader moisture-control system.

Vapor Barrier

Best for Exposed Soil & Ground Moisture

Covers the crawl space soil to reduce moisture rising from exposed dirt. A good fit when the space is otherwise dry, reasonably ventilated, and structurally sound.

  • Lower cost
  • Often floor-only coverage
  • Great for exposed dirt and light ground moisture
  • Suitable for most Northern California homes
  • Not enough for active water or high humidity
Full Encapsulation

Best for Broader Moisture Control

Seals the floor, walls, seams, vents, and the gaps where pipes and wires pass through — often with insulation or humidity control. A stronger solution when odors, condensation, mold risk, or drafts are part of the problem.

  • More complete protection
  • Floor and wall coverage
  • Helps control air movement and humidity
  • Should not hide unresolved drainage or wood damage
Our recommendation promise: if a vapor barrier is enough, we’ll tell you. If drainage, wood repair, insulation, or full encapsulation is truly needed, we show you why with photos and clear options.

Rick and Andrew, were great during while looking at my foundation issues. They recommended a solution that fits my 1950's house, rather than suggesting a complete overhaul. I haven't made my final decision yet, but I would feel comfortable going with Pinnacle based on my experience with Rick and Andrew.

I had some cracks in my foundation that I was concerned about. They came out and took measurements. I 100% recommend this company because they were actually honest. (Another company skewed measurements and pressured me to commit, they called and emailed a half dozen times within a day of coming out). If you need or don’t need repairs, they’ll kick it to you straight with no bs. Highly recommend.

I contacted Jim Lopez of Pinnacle Home Services after receiving a home inspection report that the little 100-year old 2 bed/1 bath farmhouse I was buying had foundation & related issues. He was very prompt in responding and following up with an appointment for a quote. (We liked them so much, they also handled our subterranean termite mitigation.) He came to see my Colusa home pretty fast (within a week or so). He was very kind and personable and offered a quick turn around on a comprehensive quote for services complete with options for installment payments upon major milestones in the project which would take ~45-60 days, as permitting was required and we would be at the mercy of the City of Colusa (who actually moved things along nicely). There were many issues with the foundation & surrounding area, including: 1) previous excessive moisture conditions in the substructure with water entering from the outside; 2) hair line cracks in interior wall plaster;3) sloping floors throughout the house; 4) displaced girder system & pier/post support structure systems (caused by long-term settling, excessive water intrusion into subarea, under-sized footers supporting the pier/post, and lack of seismic hardware [plus the main girders were also undersized]); 5) exterior stem & basement stem walls in substandard condition with settling and deterioration to the stem walls; 6) cracking/deterioration to the concrete stem walls & basement walls; and 7) foundation spalling in several areas. Jim put together an agreement to: 1) install a new Girder system and support posts mounted on footers in between the existing stem wall foundation and girder systems to relieve pressure from the perimeter stem wall and failing girder systems; 2) install support post with seismic hardware; & 3) install Simson Crack-Pac® to stem wall cracks to basement walls. (All while working around existing [or moving or rerouting] plumbing and HVAC ducting.) The price quote was fair so we contracted with Jim, who started the project within a couple of weeks of executing the agreement. For us, it was a significant investment, but knew that having the foundation stabilized was going to be vital to long-term value (and our peace of mind). The project went pretty perfectly. Jim was so good at assessing the details of the work, there were no major changes or deviations from the plan. We started early to mid-February and the project, including follow up inspections, concluded the first week of April - so ~45-60 days all said and done. Communication was excellent and they were very reliable and timely. The work was nicely executed and we never worried that the house was going to fall in on itself (particularly during earthquakes in neighboring areas). Fast forward a year and we decided to sell the home and a foundational pier/post concern came up on the buyer’s inspection report. I called Jim to ask if he would come out and take a look at their concern. Not only did Jim remember me and treat me with unbelievable kindness, he expedited the no-cost follow-up / fix and ensured the house sale didn’t get held up or renegotiated. I cannot recommend Jim Lopez & Pinnacle Home Services enough! They are wonderful humans with high integrity - and offer such an incredible, unique service for homeowners. In fact, my realtor called me for a referral for another home in Colusa recently and I was so pleased to refer them. This is a 5-star company ⭐️⭐️⭐️⭐️⭐️! Call them for a quote - you will definitely be glad you did!

A+ service plus 5 star foundation knowledge! Jim and his team understand foundation issues better than any company I've worked with and how to fix problems the first time without unnecessary repairs. Our foundation issue was repaired on time within 2 weeks of his first visit exactly as quoted with no issues. They use state of the art leveling technology to better understand and repair foundations. I highly recommend them!

Omg. We’ve spent the last five years trying to resolve high humidity levels in our crawlspace. We bought the house in 2017 and a year later I became very sick and a year later we identified toxic mold as the source of my illness. We spent thousands of dollars in remediation and thousands more trying to fix humidity issue. Humidity levels were consistently in 80% to 90% range. There was no obvious source of moisture intrusion. We had multiple crawlspace experts evaluate the space and none of their recommended fixes solved the problem. We were hours short of signing a full encapsulation contract and decided to have Pinnacle come give us their opinion. They identified the problem immediately! The previous owner’s home improvements had eliminated four crawlspace vents. We hired Pinnacle to add four vents and the humidity problem was resolved immediately!! Everyone we worked with at the company was friendly, professional, timely, and the cost was a fraction of full encapsulation!! So happy and highly recommend and trust them!! Only wish we hired them five years ago!!

Excellent experience with Jim at Pinnacle Home Services. A client of ours had some questions regarding foundation findings on a home inspection. Jim was super quick to respond and share his expertise over the phone and email. He also offered a comprehensive foundation assessment for a very reasonable fee. Thanks again, Jim!

Homeowner Questions

Vapor Barrier FAQ

What is a crawl space vapor barrier?
A durable liner installed over exposed soil to help reduce ground moisture from moving into the crawl space. It’s not the same as waterproofing or full encapsulation, and it’s often the right choice when the main issue is bare dirt or light ground moisture.
Should I replace the plastic under my house?
If the existing plastic is torn, shifted, missing in areas, very thin, or no longer covering exposed soil, it may need to be replaced or upgraded. An inspection decides the actual scope.
What thickness vapor barrier do I need?
It depends on access, soil condition, debris, crawl space traffic, and moisture level. Some homes are fine with basic coverage; others need a reinforced 12-mil or heavier liner.
What if there is standing water under my house?
Standing water should be addressed before a vapor barrier is installed. We check drainage, how the ground slopes, and water entry points first.
How do I know if I need a vapor barrier or encapsulation?
A vapor barrier focuses on exposed soil and ground moisture. Encapsulation is broader — wall coverage, seam sealing, vent work, air sealing, insulation, or humidity control. The inspection decides the right scope.
How much does vapor barrier installation cost?
Cost depends on crawl space size, access, cleanup, liner thickness, seam work, drainage needs, and whether wood repair is needed. Our free inspection gives you the exact scope before you decide.
