What Affects the Cost of Foundation Underpinning?

Underpinning is the heavy surgery of foundation repair. It involves driving rugged steel pilings deep into the earth to bypass weak surface soils and transfer the weight of your home onto solid bedrock or stable load-bearing strata. Because we cannot see underground, the final cost is often determined by how the soil reacts once installation begins.

The final investment for stabilizing and lifting your home typically depends on these four factors:

• Depth to “Point of Refusal” (Bedrock)
  This is the primary variable in underpinning. Our hydraulic rams drive steel pier sections into the ground until they hit solid resistance, known as the point of refusal. In some areas, we hit stable soil at 20 feet; in others, we may need to drive 50 feet or more to reach bedrock. The cost fluctuates based on the total footage of steel pipe required to reach that secure depth.
  
• Steel Push Piers vs. Helical Piers
  For most settling homes in our area, we utilize Steel Push Piers, which use the weight of the home to drive smooth steel pipes down to load-bearing soil. These are ideal for heavy lifting and deep stabilization. In specific scenarios, such as lighter structures or porches where the building lacks the weight to drive a push pier, we may recommend Helical Piers, which are screwed into the ground like a corkscrew.
• Engineering & Pier Quantity
  Underpinning is a science of spacing. To lift a home safely without cracking the foundation further, piers must be spaced according to strict engineering load calculations (typically every 6 feet). The total cost is driven by the linear footage of the settling area; a single sinking corner requires fewer piers than stabilizing an entire perimeter wall.
  
• Excavation & Concrete Breakout
  To install the pier brackets, we must excavate down to the bottom of your existing footing. If the settling area is easily accessible, the cost is lower. However, if the settling foundation is covered by concrete patios, driveways, or sidewalks, we must perform a breakout, or cutting and removing the concrete to access the footing, and then patching it once the lift is complete.
