What Affects Concrete Pier & Footing Costs?

Concrete piers are the “legs” of your raised foundation, transferring the weight of your home into the ground. When floors sag or bounce, it is often because these piers have settled or are spaced too far apart. Because properly installing a pier requires digging deep into the sub-soil within a cramped crawl space, the cost is driven by both engineering requirements and physical labor.

The final investment for installing or repairing concrete piers typically depends on these four factors:

• Footing Depth & Excavation
  A pier is only as strong as the ground it sits on. We cannot simply place a concrete block on top of loose dirt. To ensure long-term stability, we must excavate a structural footing, digging down to competent, undisturbed soil (often 12–18 inches deep) and pouring a reinforced concrete base. The depth required by your specific soil conditions directly impacts labor and concrete costs.
• Poured-in-Place vs. Pre-Cast Systems
  The method of construction affects the price. For minor adjustments, we may use high-strength pre-cast concrete blocks set on a gravel or concrete base. However, for heavy load-bearing points or homes with significant movement, we may need to install poured-in-place piers with steel rebar reinforcement, which requires more material and drying time but offers superior strength.
• Load Distribution & Span
  The number of piers you need isn’t a guess; it’s a calculation. If your floor joists are over-spanned, we may need to install a completely new row of piers and girders to stop the bounce. Installing 10 new piers to support a new beam costs significantly more than replacing two failed piers under an existing beam.
• Confined Space Accessibility
  Installing piers is heavy manual labor performed in tight quarters. If your crawl space has limited clearance (less than 18 inches), crews must dig footing holes, haul out dirt, and haul in wet concrete by hand (using buckets) while lying on their stomachs. This labor is the most variable part of the cost.
