In most homes, the main house is built on a large, continuous foundation. The chimney, however, is often built on its own separate, independent concrete footing.
This small, shallow footing sits in the same unstable, expansive clay soil as the rest of your home. As this soil shrinks and swells with the Sacramento seasons, this isolated chimney footing can sink and settle at a completely different rate than the main house foundation.
As the chimney’s footing sinks, the entire, rigid chimney structure, which can weigh many tons, begins to tilt in slow motion. The separation you see is the chimney falling away from the stable house structure.

- Once the piers are anchored in solid, load-bearing strata, a steel bracket is attached.
- We then use hydraulic pressure to transfer the entire weight of the chimney onto the new, permanent steel piers.
- This permanently stops all future sinking and settling. In many cases, we can then gently lift the chimney back toward its original, more vertical position, closing the gap and securing your home.
